Property management, without running a hotel from your phone

Ayda Stays runs the day-to-day of short-stay and flexible rental properties (guests, cleaning and maintenance coordination) while you stay informed and in control of your asset.

The reality of self-managing

A short let is a small operation. Someone has to run it.

Plenty of owners run their own property well, until the property starts running them. The work is rarely one big task; it is a stream of small ones that arrive on the guest’s schedule, not yours, and compete with your work and your own life.

If some of this list feels familiar, that is exactly the work we take on,tell us about your property and we will talk it through plainly.

  1. 01

    The messages never pause

Guest questions arrive before breakfast and after midnight: directions, parking, check-out times, the WiFi code. Each one is small; together they follow you everywhere.

  2. 02

    Every arrival needs arranging

Check-ins and key handovers have to happen on the guest’s schedule, not yours, including the late flight and the early start.

  3. 03

    Changeovers run on a clock

Cleaning and linen have to be coordinated in the hours between one departure and the next arrival, every time, to the same standard.

  4. 04

    Small issues pick their moment

A dripping tap or a tired lock never announces itself in advance. Caught early it is a note; left alone it becomes an expensive one.

  5. 05

    The standard has to hold

A home is judged at every stay. Keeping the presentation consistent between bookings is what protects both the asset and the reviews.

The same property, two very different weeks

Management does not change what a short let needs; it changes who carries it.

Doing it all yourself

  • You answer every guest message, whenever it arrives
  • You arrange each check-in and key handover
  • You book and chase cleaning and linen between stays
  • You notice maintenance when it has already grown
  • You carry the standard of every stay yourself

With Ayda Stays alongside

  • Our team handles guest communication and questions
  • Arrivals and check-ins are arranged for you
  • Cleaning and linen are coordinated between every stay
  • The home is inspected between stays, so small issues are reported early
  • Presentation is kept to the standard your home deserves

The scope of management is agreed with you at the outset; you decide what we take on, and you remain the owner and decision-maker throughout.

What we take care of, specifically

The scope is agreed with you at the outset, so there is no ambiguity about who does what. This is what it typically includes.

Guest communication & check-ins

We respond to guest questions, welcome guests and arrange check-in and check-out.

Guests judge a stay by how quickly and clearly they are answered, and those answers otherwise come from you.

Your phone stops being the front desk.

Cleaning & changeovers

We coordinate cleaning and linen between stays, so the home is ready for every arrival.

Changeovers are the most time-critical part of a short let, and the first thing a guest notices.

No more scheduling cleaners around other people’s travel plans.

Inspections & maintenance

We inspect the home between stays, report problems promptly, arrange the right people to fix them and keep you updated until the job is done.

Small issues caught early never become expensive ones, but only if someone is looking.

You hear about issues early, with a plan attached, instead of discovering them late.

Clear owner updates

You receive regular, clear communication in plain language, and anything that needs your decision comes to you rather than being decided for you.

Handing over the day-to-day only works if you still know exactly what is happening.

You stay informed and in control without being drawn into every detail.

A short call, plain answers, no obligation.

How it works

From first call to handing over the keys

No fixed template and no pressure: the pace is set by your property and your timing, whether that is within a few months, as soon as possible or simply exploring.

  1. A short call about your property

Tell us where the property is, how it is used today (rented, vacant or already a short-term let) and your preferred timing. There is no obligation, and no need to have decided anything first.

You do: answer a few plain questions. Nothing is decided on the call.

  2. Scope agreed, in writing

The scope of management is agreed with you at the outset, so there is no ambiguity about who does what. Fees depend on the scope, the property and the location, and are agreed in writing before anything begins.

You do: decide what we take on. You remain the owner and decision-maker.

  3. The home is made guest-ready

We agree how the home should be presented, so that it meets the standard it deserves at every stay. Any suggestions are explained before you decide; nothing is done without your agreement.

You do: approve the approach. We handle the coordination.

  4. Ongoing management

Guests, changeovers, inspections and maintenance coordination are handled day to day, and you receive regular, plain-language updates. Anything that needs your decision is raised with you.

You do: read the updates, make the calls that are yours to make.

Why Ayda Stays

Landlords usually want three things: confidence that the property is respected, clear communication, and a team that is easy to reach.

A standard you can check

Our 4.98 Superhost rating reflects the standard we hold ourselves to with every guest stay, and well-hosted guests are what protect a property’s reviews.

We know what each stay does to a home

Because we also operate flexible rental and serviced accommodation, we understand how each type of stay affects the wear on a property and the way it should be prepared.

Plain language, honest answers

We explain options clearly, we are honest when something needs attention, and we raise anything that needs your decision rather than acting without you.

Where we manage properties

We manage properties in Dubai, in Northwood on the edge of London and in Kyrenia (Girne) on the north coast of Cyprus. Landlords with properties elsewhere are welcome to enquire.

Dubai, United Arab Emirates

Steady demand from business travellers, event visitors, stopover guests and newcomers means well-presented, well-managed homes can stay in use through the cooler months and beyond. Short-term rental rules in the UAE are regulated, so we raise licensing questions with owners early.

Management in Dubai →

Northwood, England

In Northwood and the wider north-west London area, demand comes from relocating families, service personnel on postings, project teams and visitors who want a quieter base near the capital, guests who often stay for weeks rather than nights.

Management in Northwood →

Kyrenia (Girne), Cyprus

On the north coast of Cyprus, demand comes from holiday makers drawn by the sea and the old harbour, and from people relocating who want to try daily life before they commit, guests who prefer a home to a hotel, and who often start with a holiday and extend.

Management in Kyrenia →

Clapham and Woolwich, London

In south-west and south-east London, demand comes from corporate travellers, hospital staff, contractors, families and people relocating to the capital. Short lets of whole homes in London are limited to 90 nights a year without planning permission, so we plan stays around the rules from the start.

Management in Clapham →

Birmingham and Bristol, England

In Birmingham and Easton, Bristol, business districts, major hospitals, universities and engineering employers bring corporate visitors, clinicians and contractors, many of them staying for weeks rather than nights.

Questions landlords ask us

What does property management include?

The exact scope is agreed with you at the outset, but it typically covers guest communication, check-in and check-out, cleaning coordination, inspections between stays and the coordination of maintenance, with regular updates to you. Tell us what you need and we will confirm what we can take on.

What responsibilities do I keep as the owner?

You remain the owner and the decision-maker throughout. We carry out the day-to-day work and report back in plain language, and we raise anything that needs your decision rather than acting without you.

How are guest issues and maintenance handled?

We respond to guests directly, and we coordinate maintenance rather than ignoring it: problems are reported promptly, the right person is arranged to fix them and you are kept informed until the job is done. We would rather tell you early about a small issue than let it become an expensive one.

How do I know whether my property is suitable?

Tell us the property type, how it is used today, how many bedrooms it has and whether it is furnished: the same questions our enquiry form asks. We are honest about whether a property will suit, including when we think it will not.

Can you manage more than one property?

Yes. Landlords with several homes are welcome to enquire, and the enquiry form lets you list multiple properties together. We will talk through how we would look after them as a portfolio.

How are fees agreed?

Fees depend on the scope of management, the property and the location, so we agree them with you in writing before anything begins. Book a call and we will explain the options clearly, with no obligation.

What happens after I enquire?

We come back to arrange a short call at a time that works for you. On the call we will ask about the property, explain how management would work and answer your questions plainly, with no obligation and no pressure to decide anything.

Can I explore other rental approaches instead?

Yes. Property management is one of three ways we work with landlords, alongside flexible rental and serviced accommodation. If another model would suit your property better, we will say so; a good fit matters more to us than a quick agreement.
