Airbnb Management in Dubai

Hands-off management for short-stay and flexible rental properties in Dubai: guest communication, cleaning and maintenance coordination handled by our team, while you stay informed and in control.

A city that keeps a well-run home busy

Dubai brings steady demand from business travellers, event visitors, stopover guests and newcomers, and many of them prefer a home with a kitchen and space to a hotel room. That demand rewards homes that are well presented and well managed: guests in the city expect clear arrival instructions, quick answers and a building that works smoothly, so good management matters as much as a good address. Ayda Stays runs that day-to-day for owners in Dubai, starting with our own home in Business Bay, where offices, financial firms and the DIFC and Dubai World Trade Centre nearby bring corporate guests, consultants and event visitors through the year.

Short-term rental rules in the UAE are regulated, so we raise licensing and building requirements with owners early, and we only proceed when the arrangement is clear. A clear start protects both the owner and the guests who stay.

The decision you are actually weighing

Management does not change what a Dubai short let needs; it changes who carries it, in a city where guests arrive on flight schedules and expect quick answers.

Running it yourself

  • You answer guest questions around flight times: early, late and in between
  • You explain building access, parking and arrival for every stay
  • You coordinate cleaning and changeovers between short-notice bookings
  • You stay on top of the licensing and building requirements yourself

With Ayda Stays managing

  • Our team handles guest communication, arrivals and check-ins
  • How each building works is explained to guests before they land
  • Cleaning and linen are coordinated between every stay
  • Licensing questions are raised with you early, before anything begins

The scope of management is agreed with you at the outset; you decide what we take on, and you remain the owner and decision-maker throughout.

Three ways to put a Dubai property to work

These are distinct arrangements, not tiers: the right one depends on your property and your plans, and we will say honestly which fits.

Property Management

The day-to-day running of a home that is let to guests: communication, arrivals, cleaning coordination and maintenance, with clear updates to you.

May suit: Owners who already let (or want to let) to guests and want the running handled.

Worth considering: How each building’s rules and facilities affect guests; we explain this early.

About this service →

Flexible Rental

A furnished home offered for stays that suit the guest, weeks rather than nights, so it is never tied to a single source of demand.

May suit: Owners whose property is vacant, let or already a short-term rental and who want adaptability.

Worth considering: Flexible rental works best with a furnished, well-presented home; we explain any preparation first.

Serviced Accommodation

Your property prepared and operated to a professional standard, with guests booked directly with our team and stays from a few nights to several weeks.

May suit: Owners who care about presentation and want a premium, directly booked operation.

Worth considering: We are honest about whether a property will suit serviced accommodation, including when it will not.

What we take care of

The scope is agreed with you at the outset; this is what it typically includes.

  • Guest communication & check-ins

Questions answered, guests welcomed, arrivals and departures arranged.

  • Cleaning & changeovers

Cleaning and linen coordinated between stays, ready for every arrival.

  • Inspections & maintenance

The home inspected between stays; issues reported early and fixed by the right people.

  • Clear owner updates

Regular, plain-language updates; decisions that are yours stay yours.

Worth an enquiry if…

These are the same things our enquiry form asks; if you can answer them roughly, you are ready to talk.

  • Your property is in Dubai: an apartment, house or several properties
  • It is vacant, currently let, or already running as a short-term rental
  • You know the bedroom count, from a studio upwards
  • It is furnished, or you are open to discussing what preparation would involve
  • You have a rough timing in mind: within a few months, as soon as possible, or just exploring

None of this needs to be decided: “just exploring” is a normal answer, and landlords with properties elsewhere are welcome to enquire too.

How it starts

No fixed template and no pressure: the pace is set by your property and your timing.

  1. Tell us about the property, where it is, how it is used today, your timing.

You do: answer a few plain questions. Nothing is decided.

  2. We discuss the property and your requirements on a short call, in plain language.

You do: ask anything. We are honest about fit, including when it is not right.

  3. Scope and fees are agreed with you in writing before anything begins.

You do: decide what we take on. You remain the decision-maker.

  4. The home is prepared and ongoing management begins, with regular updates to you.

You do: read the updates, make the calls that are yours to make.

Questions Dubai owners ask us

Is short-term rental allowed in Dubai?

Short-term accommodation in the UAE is regulated, so the answer depends on your property and its building. We raise licensing and building requirements with owners at the start of the conversation, and we only proceed when the arrangement is clear.

What does management in Dubai include?

The scope is agreed with you at the outset, but it typically covers guest communication, check-in and check-out, cleaning coordination, inspections between stays and the coordination of maintenance, with regular plain-language updates to you.

What kind of guests would stay in my Dubai property?

Business and event travellers, stopover guests, holiday makers and newcomers settling in for work, many staying for weeks rather than nights, particularly through the cooler months. We tell you honestly which groups we think your home would suit.

What if my property is currently rented?

Often that is workable, but it depends on the tenancy and the timing. Tell us the property’s status and how soon you would like to make a change, and we will talk through the options plainly; we will never ask you to act before you are ready.

What information should I prepare before enquiring?

Roughly what the enquiry form asks: where the property is, whether it is a house, flat or several properties, how it is used today, the bedroom count, whether it is furnished, and your preferred timing. Rough answers are fine.

What are the fees?

Fees depend on the scope of management, the property and the location, so we agree them with you in writing before anything begins. Book a call and we will explain the options clearly, with no obligation.

Can I discuss a different rental approach instead?

Yes. Property management, flexible rental and serviced accommodation are distinct arrangements, and a short call is the easiest way to work out which fits your property. A good fit matters more to us than a quick agreement.

Talk to us about your Dubai property

Have roughly in mind where the property is, how it is used today, its bedroom count and your timing: the same things our form asks. On a short call, we will explain how management would work in Dubai, including the licensing questions to settle first, with no obligation.
